Frequently Asked Questions.


Here are answers to questions that we receive frequently. If you have a question that is not answered here, please send us a message or call and we will be happy to answer it for you. You may also want to review our Rental Policies that are located on the Documents page.


How do I apply?
       There are a number of ways to apply, you can apply Online on our website or you can print off an application and email or fax it, along with the required documentation. If you apply online, you are still responsible for providing the required documentation. All applications MUST have the supporting documentation or they will be considered incomplete.


       We will reject applications that contain information that we cannot verify or that are incomplete (if a particular item does not apply to you, be sure to write "n/a" on line so we know that you did not skip it).


What documentation will you need?
 

·       A government issued picture identification, such as a Driver’s License or Passport

·       Proof of income, such a paycheck stubs, Letters of Employment stating your rate of compensation, Statements of Benefits, etc.

·       Verification of anything that you are disputing on the credit or background search reports.


Can you lower or negotiate the listed rent amount?
       The advertised monthly rent can be negotiated ONLY once an applicant(s) has met all leasing requirements and has been approved. This is not a guarantee. The application must indicate the requested amount at the time of application.


Do you accept Pets?
        Generally, yes, however, some property owners may not allow them in their properties or may place restrictions that we are bound by. Check each property listing individually and refer to our Pet Policies and Rental Policies for specific information.


What if I have roommates?
       ALL adults over the age of 18, MUST complete an application and submit to a credit/background search. Any proposed additional residents (other than minor children) must also go through our application process. No Exceptions.

Can I split my deposits into multiple payments?
      The deposit can be negotiated ONLY once an applicant(s) has met all leasing requirements and has been approved. This is not a guarantee.


What if I work from home?
       This rental is for residential use only, subject to any state or local laws that apply.


Can I smoke inside the home?
      All our properties are NON-SMOKING. If you smoke, please do so outside and make sure to use appropriate disposal methods.

Our Selection Process:


We will evaluate your application as soon as we can. Usually, the evaluation process takes a few days. We will offer the rental to the most-qualified applicant, and if applicants are equally qualified, we will make an offer to the applicant whose application was received first. We will send written or email notifications to applicants whom we cannot accept.
